Read MoreMostakbal City is a fourth-generation green city in East Cairo. It sits on the Cairo–Suez Road between kilometres 46 and 51, between New Cairo and the New Administrative Capital. The city covers 5,200 feddans, or about 21.8 million square metres, and is master-developed by MIDAR.
This guide is designed for buyers who need more than a list of compounds. It explains the city’s real size, location, infrastructure, development phases, payment-plan trade-offs and the questions worth asking before signing a contract. For figures that change with every release, use the site’s dedicated Mostakbal City price guide, which carries its own update date and links to each project page. Every commercial figure should still be confirmed directly with the developer before a reservation or payment.
One distinction matters from the start: Mostakbal City is not an 11,000-feddan city. That larger figure refers to MIDAR’s combined East Cairo land portfolio, which includes both Mostakbal City and the separate MADA city.
Mostakbal City is in East Cairo on the Cairo–Suez Road, broadly between kilometres 46 and 51. Its position is one of its strongest practical advantages: New Cairo and the Fifth Settlement lie to the west, while the New Administrative Capital lies to the east.
The city is framed by four main corridors:
| Direction | Road or corridor |
|---|---|
| North | Cairo–Suez Road |
| South | Al Amal Axis |
| West | Middle Ring Road |
| East | Regional Ring Road |
Published driving estimates place Shorouk City at roughly 3 km, Cairo International Airport and the Fifth Settlement at about 15 minutes, and the New Administrative Capital at roughly 5–18 minutes depending on the gate, traffic and final destination. These times are indicative rather than guaranteed.
MIDAR has also announced transport routes intended to connect the city with Cairo Metro links, Heliopolis and Nasr City through WAYZ. Until that network is fully mature, private-car access remains important for many residents. Buyers who depend mainly on public transport should assess the current route serving their specific compound, not only the long-term master plan.
The most repeated inaccurate figure about the city is 11,000 feddans. The clearer breakdown is:
This is not a minor naming issue. MADA is a separate urban development with its own projects, infrastructure and timetable. Projects marketed near Mostakbal City are not automatically located inside it. A buyer should ask for the project’s exact plot, city phase and contractual location.
According to the current city material, around half of Mostakbal City is allocated to roads and open green space. That affects density, internal movement and the relationship between individual compounds and the city-wide landscape.
The city is master-developed by MIDAR, formerly known as Mostakbal for Urban Development. The company was established in 2006, while the city master plan was approved under a 2008 Ministry of Housing decision.
| Shareholder | Share |
|---|---|
| Banque Misr | 40% |
| National Investment Bank | 34.42% |
| Arab Contractors | 10.94% |
| National Bank of Egypt | 8.9% |
| Misr Capital | 5.64% |
The ownership structure provides institutional support for city-level infrastructure. It does not, however, replace due diligence on the individual compound developer. MIDAR is responsible for the wider city, while the developer named in the unit contract remains responsible for the compound and the contracted delivery obligations.
A central element in the master plan is Mazar, a linear park and service spine extending for about 12 km. The city material describes an area close to 1,000 feddans, including roughly 750 feddans of gardens and 228 feddans for a central service corridor.
Mostakbal City is divided into five development phases:
| Phase | Current description |
|---|---|
| Phase One | Infrastructure reported as complete |
| Phase Two | Under development |
| Phase Three | Under development |
| Phase Four | Under development |
| Phase Five | Planning and future releases |
The phase can matter as much as the compound name. A unit in an earlier phase may offer operating utilities and a shorter route to occupancy. A later-phase unit may offer a longer payment schedule or more room for capital growth, but it also carries a longer wait and more dependence on future infrastructure.
Mostakbal City has its own electricity and drinking-water facilities, natural-gas networks and wastewater-treatment infrastructure. The city also uses fibre-optic networks and solar-powered street lighting. MIDAR operates three specialist service companies:
| Company | Role |
|---|---|
| CIRCUIT | Electricity distribution and station maintenance |
| WAYZ | Sustainable transport inside and outside the city |
| CTRL | City facilities management |
MIDAR holds ISO 9001, ISO 45001 and ISO 14001 certifications and has received an Internet of Things licence from Egypt’s National Telecom Regulatory Authority. The city is promoted as green and technology-enabled, but buyers should distinguish those credentials from a city-wide LEED certification; the current source page does not identify an accredited LEED certificate for the whole city.
MIDAR’s published city figures refer to 30 developers working across 52 projects. The English archive now covers a wider selection; the six projects below are the established English guides linked from the original homepage. This is a descriptive list, not a price or quality ranking.
La Mirada by Grand Plaza is a 28-feddan development in Phase One, facing Madinaty Gate 5. Its first phase is delivered and inhabited. The project page separates ready inventory from the newer Mirasol release, an important distinction when comparing delivery and payment terms.
Bloomfields by Tatweer Misr is a 415-feddan project at the entrance of Phase One, with frontage on the Cairo–Suez Road and a link to the Middle Ring Road. Its wider plan includes College Town and Coflow Mall.
The City of Odyssia by Al Ahly Sabbour extends across about 580 feddans in the heart of Mostakbal City, near the New Administrative Capital boundary and opposite the Canadian University on the Middle Ring Road. The location is especially relevant to buyers who commute to the capital.
Il Bosco City by Misr Italia Properties covers about 268 feddans in the heart of the city, beside Mercato Mall and with access to the Middle Ring Road. Buyers should use the current project page for the active release, sizes and handover schedule rather than relying on older summaries.
Aliva Mountain View by Mountain View is one of the city’s largest projects, currently described as a 638-feddan development in south-eastern Mostakbal City, linked to the Middle Ring Road and running alongside Mountain View’s iCity.
HAPTown by Hassan Allam Properties occupies about 250 feddans in the heart of Mostakbal City, fronting the Mohamed bin Zayed Axis with a direct connection to the Cairo–Suez Road. Its mix of apartments and ground units makes it relevant to families comparing different property types.
Commercial figures change too quickly for a second price table on the homepage. Use the current compound price guide for a single dated table of starting prices, down payments, instalment periods, delivery references and size ranges, then open the linked project page before acting.
Starting price alone does not make one project cheaper than another. The smallest unit, delivery date, finishing level and payment schedule all affect the real comparison. Price per square metre is useful, but it should be read together with delivery risk and the developer’s record.
Prices, size bands, down payments, instalment periods and handover dates can change by release. To avoid maintaining conflicting copies, this homepage does not reproduce them. Read the dated Mostakbal City Prices 2026 guide, and use each project link in its table for the more detailed breakdown.
The final price can vary by floor, view, finishing, release, payment period and delivery timing. The market also moves quickly with construction costs and exchange-rate conditions. Treat every published number as a dated reference, then obtain a written quotation from the developer.
A long plan described as “interest-free” is not necessarily the same as a cash purchase at no financing cost. If a large cash discount exists, the instalment price includes an implicit cost for delaying payment. Ask for both totals in writing.
Use the English units archive for the currently published examples. Unit-level listings may belong to an older release than the parent project’s current launch, so check the listing update date and reconfirm availability, payment plan and final price before any decision.
Mostakbal City’s wider plan includes 30 developers. The six developers linked to the projects above are:
Before choosing a developer, ask whether it has delivered inside Mostakbal City, how many projects it is developing at the same time, whether resale requires a developer waiver and fee, and what contractual remedy applies if delivery is late. A strong render does not replace a delivery record or a clear contract.
Browse the English developer directory to compare more companies active in and around the city.
There is no single “best” East Cairo location. The right answer depends on whether the buyer prioritises immediate occupancy, rental income, budget or long-term growth.
Market prices across those locations move independently. Compare dated listings and like-for-like units rather than copying old city averages into a purchase decision.
Mostakbal City’s distinctive position is the compromise: it is close to the New Capital without requiring a buyer to live inside it, and it offers newer master-planned compounds than many mature districts. The trade-off is waiting for more of the city’s services and transport network to become fully operational.
Mostakbal City currently makes a stronger case as a long-term growth location than as an immediate rental-income market. The city benefits from its position between New Cairo and the New Administrative Capital, continued institutional investment and active development across several phases.
Rental demand, however, depends on actual occupancy, operating schools and retail, transport, and mature everyday services. Those factors are still developing across parts of the city. A buyer who needs rent immediately should focus on delivered or near-delivery stock and compare it with more mature New Cairo neighbourhoods.
For capital growth, a buyer may accept a later delivery date in exchange for more time between purchase and completion. For occupancy or near-term rent, the sensible priority is a delivered phase, functioning utilities and evidence of residents—not the longest payment plan.
If the current inventory does not fit the total budget, widening the search to Shorouk or Badr may be more realistic than accepting an unsuitable unit simply to stay inside Mostakbal City.
Mostakbal City is planned as more than a group of gated compounds. The current source material highlights several operating or developing service components:
| Facility | Description in the source content |
|---|---|
| Mercato | A 22-feddan MIDAR service area including Al Moez Mosque, a fire station and a police station |
| Al Moez Mosque | A 2.3-feddan mosque with capacity for about 2,800 worshippers |
| VIBES | A 16-feddan leisure development including five padel courts |
| College Town | An education-focused district within Bloomfields |
| Coflow Mall | A commercial component within Bloomfields |
| The Rift | A commercial and administrative project on the Middle Ring Road and Bin Zayed Axis |
| Wadi Degla Club | A planned branch within Neopolis |
Recent items noted in the Arabic homepage include the opening of Al Moez Mosque and the Mercato service area, the launch of VIBES, transport work through WAYZ, a major Boulevard partnership on 60 feddans, a separate commercial and administrative partnership announced in July 2025, and an electrical and telecommunications infrastructure contract for Phase Three.
The practical test for a buyer is not whether a service appears on a master plan. It is whether that service is operating, contracted with a delivery date, or still conceptual. Visit the site, inspect the route to the exact plot and ask for written confirmation of any facility that materially affects the purchase.
The advertised unit price is only one part of the purchase. A realistic budget should include at least six items:
Also calculate the cost of waiting. A later handover and an earlier handover are not equivalent even if their price per square metre is similar. The later unit cannot be occupied or rented during the additional period, and its completion depends on more future work.
Read the cancellation, late-payment, assignment and delivery clauses before paying a reservation. If a promise affects your decision, it should appear in the contract or an official signed annex.
| Term | Meaning |
|---|---|
| Semi-finished | A unit delivered before final floors, paint, fitted kitchen and completed bathrooms. The exact specification varies, so rely on the contract. |
| Core and shell | A more basic delivery state, usually a structural shell and exterior envelope. It is common in commercial and administrative property. |
| Down payment | The amount paid at contract signing. A lower percentage does not automatically mean a lower total price. |
| Late-delivery clause | A contractual remedy or compensation mechanism if the developer misses the agreed delivery date. |
| Assignment fee | A fee charged by some developers when a buyer resells or assigns the contract before delivery. |
| Capital gain | The increase in the property’s value over time. It is different from rental income. |
| Rental yield | Annual net rent divided by the property’s purchase price, expressed as a percentage. |
| Master plan | The planned layout of a project or city. A planned facility is not necessarily operating or contractually guaranteed. |
| Building density | The proportion of a development occupied by buildings rather than roads, landscape or open space. |
| Maintenance deposit | A one-time contribution for common-area maintenance, often separate from recurring charges. |
| Property registration | The legal process that records ownership. A preliminary sale contract is not always equivalent to completed registration. |
They are commonly used for the same development. The established English brand name is Mostakbal City.
It is on the Cairo–Suez Road between kilometres 46 and 51, east of New Cairo and close to the New Administrative Capital.
It covers 5,200 feddans, approximately 21.8 million square metres. The often-repeated 11,000-feddan figure combines Mostakbal City with MIDAR’s separate MADA development.
MIDAR, formerly Mostakbal for Urban Development, is the city’s master developer.
There is no reliable city-wide rate that applies to every release. Use the dated price guide, open the relevant project page and divide only a price and area that refer to the same unit. Actual quotations still need reconfirmation.
The answer changes as new releases open and sell out. The current price guide sorts the published starting figures and links each row to its full project page.
Use the delivery column in the current price guide as a first filter, then confirm the exact phase, building and unit. One compound can contain both delivered stock and a newer under-construction release.
It may suit long-term capital-growth objectives, while immediate rental income is more dependent on choosing delivered stock in an occupied area. This is general information, not financial advice.
No. Taj City is associated with the New Cairo and New Heliopolis area, not Mostakbal City.
The current MIDAR figures cited by the source page refer to 52 projects by 30 developers. This website’s English projects archive covers a growing selection of them.
The source content reports Phase One infrastructure as complete, while later phases remain under development. Check the exact phase and plot of the unit.
They are separate cities developed by MIDAR. Mostakbal City covers 5,200 feddans; MADA covers about 5,800 feddans.
Mostakbal City is a large East Cairo growth market with a strategic location, institutionally backed city infrastructure and a broad choice of compounds. Its strengths are long-term development, access to New Cairo and the New Administrative Capital, and several projects at different delivery stages. Its limitations are equally important: parts of the city are still maturing, immediate rental demand is uneven, and finishing and maintenance can add materially to the headline price.
For near-term occupancy, compare delivered or near-delivery phases. For longer-term capital growth, compare launch timing, developer record and total instalment cost. In every case, confirm the current price, payment schedule, finishing specification and delivery date directly with the developer before paying.
